Application Prep
• You will be asked to upload information such as a Picture of your ID or Drivers’ License, pay stubs, or bank statements into the system.
• Go ahead and get these items BEFORE you start the application process.
• The approval process may take 3 – 5 business days, provided you include all the required documents with your application.
Here’s What You Need to Know
• We do not accept Zillow applications or any other third party, all applications have to be submitted through us.
• All occupants, 18 years of age and older, who will reside at the property must submit a separate application.
• The application fee for each person is $50. This fee is NOT refundable.
• In the event the unit you are applying for is leased before you can submit your deposit, your application (if approved) will be good for 60 days from the day of approval.
• Unauthorized occupants and subleasing (including but not limited to Airbnb and VRBO) are STRICTLY PROHIBITED.
• The first person to pay the deposit and fees will be able to move forward with a lease. You must be approved to pay the deposit and fees.
• The maximum allowable number of occupants per unit is 2 individuals per bedroom unless otherwise stated.
• Move-ins more than 20 business days after the lease signing must be approved in writing by the Property Manager before the lease signing.
• The first months' prorated rent AND deposit is due before move-in. The monthly rent is due on the 1st of the month after that.
Pet Policy
• The majority of our homes are not pet friendly. It is your responsibility to verify the rental listing and verify if the unit you are applying for allows pets.
• If the home you are applying for does allow pets, a pet fee is required.
• If your animal is an emotional support animal, please provide a letter from a healthcare professional stating your need for the ESA.
• This letter must also state the name and breed of your ESA.
• If your animal is a service dog, please answer the following questions in your application:
• Is the dog a service animal required because of a disability?
• What work or task has the dog been trained to perform?
Approval Criteria - READ CAREFULLY
Favorable Rental History
• Any negative rental history can disqualify any prospective resident’s application.
• Negative history can include but is not limited to any Evictions and outstanding debt to a previous landlord. You will be asked to provide past landlord references on the application and those will be required to move forward.
Ability to Pay and Favorable Work History
• Currently, a minimum of three (3) times the monthly rent in net income. Example: if the home rents for $1,400 per month, a total of $4,200 in net income must be shown.
• Pay stub with current and YTD pay history must be submitted with the application.
NOTE: We reserve the right to adjust this minimum based on the number of applicants’ liabilities.
• An offer letter or intent to hire letter should be submitted if employment has not started.
• If moving over 1 hour away from your current residence, we will require verification that there will be no change to your current income.
• We do not currently accept unemployment, student loans, Section 8, or financial aid as income.
Credit Scoring
• A credit report will be obtained on all applicants to verify credit ratings. By applying for a rental, you understand that your credit will be pulled.
• Income plus verification of credit history will be entered into a credit scoring model to determine rental eligibility.
• Credit scores below our minimum will not be considered.
•This credit scoring model will include positive and negative payment history for lines of credit, usage of credit, credit history, credit availability, inquiry history, and student loans.
• Unfavorable accounts which will negatively influence this score include, but are not limited to: collections, foreclosures, charge-offs, repossession, absence of credit, and current delinquency.
• Open bankruptcies will result in an automatic denial of the application.
Criminal History
• A criminal background check must reveal no offenses that could lead to safety issues for the home or the neighbors near the home.
• We consider the offense type, the offense severity, and the length of time since the offense occurred.
Double Deposit Policy
The company may elect to approve applicants that are considered Conditionally Approved based on rent amount and/or the TransUnion Resident Score average. In these special cases, a DOUBLE DEPOSIT will be required prior to final approval.
